HOW WE DO IT

1. INCEPTION

Receive, appraise and report on the Client’s requirements:

• Client’s brief.

• Site analysis.

• Budgetary constraints.

• Project programme & schedule.

• Look & feel.

2. CONCEPT

Prepare an initial design & advice on:

• Obtain accurate measured drawings.

• Request survey & coordinate.

• Proposed material & intended building services.

• Technical & functional characteristics of the design.

• Check for conformity of the concept with the rights to the use of the land.

• Review the anticipated costs of the project.

• Review the project programme.

3. DESIGN DEVELOPMENT

• Confirm the scope and complexity.

• Review the design and consult with local and statutory authorities.

• Develop the design, construction system, materials and components.

• Incorporate all services and the work of consultants.

• Review the design, costing and program with the consultants.

DOCUMENTATION & PROCUREMENT

• Prepare documentation sufficient for local authority submission.

• Coordinate technical documentation with the consultants.

• Complete primary coordination.

• Prepare specifications for the works.

• Evaluate offers and recommend on the award of the building contract.

• Prepare the contract documentation (arrange the signing of the building contract).

5. CONSTRUCTION

Hand over the site to the contractor:

• Issue construction documentation.

• Initiate and/or check sub-contract design & documentation as appropriate.

• Administer and perform the duties & obligations as signed to the principal agent in the JBCC building agreements, or fulfill the obligations provided for in other forms of the contract.

• issue the certificate of practical completion.

• Assist the contractor/client to obtain the occupation certificate.

6. CLOSEOUT

Final stage:

• Fulfill & complete the project close-out including the preparation of the necessary documentation to facilitate the effective completion, handover and operation of the project.

• After the contractor’s obligations with respect to the building contract after fulfilled, the architect shall issue the certificates related to contract completion.

• Provide the client with as-built drawings & relevant technical and contractual undertakings by the contractor & subcontractors.

ADOLF BURR-DIXON

(PrSArchT)

Adolf is the founding principal of 20/20 architecture. He has been practicing architecture since 2006 in various offices where he gained experience in residential and commercial architecture. Through the years of practice, he realized the wasteful and sub-standard solutions offered by the industry to uninformed clients. He is set to introduce solutions which will promote the development of functional and sustainable architecture.

He is currently registered as a Professional Senior Architectural Technologist with SACAP (South African Council for the Architectural Profession), the regulatory body for architectural professionals.

He is a professional member of both SAIAT (South African Institute for Architectural Technologists) and PIA (Pretoria Institute for Architecture)

He has returned to university to complete a doctoral degree in architecture and plans to dedicate time to the academic fraternity in the hopes of bettering the profession, and to become a voice for change.
